What is Ridgewood Crossing and what is a 55+ Age-Qualified Community?
Ridgewood Crossing is Hingham's first "active adult" community as allowed under the HOP Federal Housing Act of 1995 (an age qualified community where at least 80% of households must include one household member 55 years of age or older).
The development is also the first approved under the Town of Hingham's "Flexible Residential By-law" which encourages "enhancing community character
by allowing for greater flexibility, creativity and open space within residential developments".
The Hingham Journal has called us "One of a Kind" and the development has been well received throughout Town.

Ridgewood Crossing is centrally located off French Street (just off High Street), immediately adjacent to 186 acre

Commuter Boat and later this year the Greenbush Commuter Rail to Boston with 2 nearby stations.

Ridgewood Crossing is situated on 39 lush, wooded acres. Only 31 single family style condominium homes will be built at Ridgewood while over 60% of the site is being preserved as permanent open space.
Every home will have direct access to over 1.2 miles of onsite walking trails which in turn link to miles of trails in Brewer Park and adjacent conservation protected lands!

What type of homes will be built and what are some of the
more pertinent features of the designs?
Ridgewood Crossing has six distinctive & spacious detached home styles ranging in size from 1,800 to over 2,600 square feet; each home offers a: covered front porch, rear deck,
two car attached garage, full basement, hardwood and tile floors, first floor master bedroom suite, gourmet kitchen, great room with gas fireplace & vaulted ceiling, first floor laundry facilities,
guest bedroom and bath and a den or loft; some designs offer dining rooms.

Can I personalize the designs/floor plans?
Although there are there are six home designs, no two Ridgewood homes are alike!
That's because each buyer first meets with our architect and modifies/customizes their selected design
to their specific tastes before their plan is prepared.
Additionally, there are several exterior color choices and all kitchens/baths are again customized to each clients' desires.
There are also numerous options including screen porches or sunrooms, home security systems, customized lighting, wet bars,
built in barbecues, rear yard fencing, home theater rooms, finished walkout basements, etc.

Are pets permitted at Ridgewood Crossing?
Yes, normal domestic pets are welcome.

What is the timing for construction of the overall development?
First phase occupancy July 2006 to April 2007 and final phase occupancy is
Spring 2007 until Spring 2010.

Homes in Ridgewood Crossing are built to meet or exceed current building standards and are constructed of
superior exterior materials (such as: Andersen windows, Hardieplank siding & Azec trim boards) to

What maintenance services will be provided through the condominium association and what are the anticipated monthly fees?
snow is shoveled/cleared right up to the front door and garage;
lawns are: fertilized seasonally, mowed regularly, raked seasonally, and watered by a timed sprinkler system serviced by a "community" well;
gutters are cleaned on a regular schedule;
all exterior home maintenance is provided;
household shrub and flower beds are raked and mulched seasonally;
"community" flower and planting beds, trees and shrubs and common area grass areas are regularly maintained;
the on-site septic treatment system will be maintained on a regularly scheduled basis;
household trash and recyclables are picked up "curbside" on a weekly basis;
walking trails are maintained as needed;
with none of the community center or pool expenses of larger developments, the average monthly condo fee (which includes unit insurance) is about $400/month.

Can children or grandchildren stay or visit?
Although all homes are two bedrooms, children and grandchildren are welcome at Ridgewood Crossing.
